The Biggest Winners of the Real Estate Crash

On a small scale, the crash represented anopportunity for first time buyers to get their foot on the property ladder – soto a limited extent these individuals can be viewed as among the ‘winners’ ofthe real estate crash. [1] However, those that benefited the most from the crash were – as one wouldexpect – those who suspected that a crisis was on its way. And as Gary Karzobserves those that saw the warning signs had one of two options: to adviseothers of the impending financial disaster or to remain silent and attempt toprofit from the coming period of fiscal upheaval. [2] Certainly while economists such as Steve Keen, Nouriel Roubini and Dean Bakerwere attempting to warn the world of trouble ahead – and later won awards fortheir efforts – other individuals undoubtedly would have heeded their words ofcaution and acted accordingly to either profit or at the very least try tolimit the damage that would be caused by such a crisis. [3]

Hedge fund managers were also among the‘winners’ of the crisis: by betting upon the idea that house prices could sharplydecline and that ‘investment-grademortgage bonds would be subject to defaultin record numbers’, such individuals were able to make a great deal of moneyout of the real estate crash. [4] Following the crash, the Financial Crisis Inquiry Commission (FCIC)launched an investigation into the financial activities of hedge funds whichcould have exposed individual ‘winners’; however, the survey was conductedconfidentially and therefore uncovered no profiteers publicly. [5]

Yet, undoubtedly the biggest winners of thereal estate crash had to be the banks themselves. As the FCIC found duringtheir investigations, by making loans that they ‘knew borrowers could notafford and could cause massive losses to investors in mortgage securities’,unscrupulous money-lenders were feathering their nests ahead of the fiscalcrisis that they knew was imminent. [6] In the years following the crash Goldman Sachs emerged as one such corporationthat benefited heavily by laying substantial financial groundwork before theglobal financial crisis hit. In 2009 allegations were made against Goldman Sachsclaiming that the company had placed bets against the housing market in theyears preceding the crisis and that they had peddled more than $40 billion in securitiesbacked by risky US loans. [7] Confirmation of this was given in 2010 when Lloyd Blankfein, the CEO of GoldmanSachs admitted to the firm’s ‘improper behaviour’ in the years preceding thehousing crash. [8] And such ‘improper behaviour’ seems to have made the company one of the biggest‘winners’ of the real estate crash: the firm made ‘tens of billions’ of dollarsin 2009 and Goldman Sachs’ executives were given bonuses of a reported $20million in early 2010. [9]

New flight route to Spain opens

Owning or investing in a Spanish property could be even more convenient following the opening of a new flight route.

BA CityFLyer, a subsidiary of British Airways, has announced that it is to run a new route from London City Airport to Malaga in the Costa del Sol.

The move comes after the airline recorded a high level of demand from the airport and as such, it has also increased the frequency of its flights to Palma on the island of Mallorca.

Sales and marketing director of Taylor Wimpey de Espana Ignacio Osle commented: "This is another positive step for Spain welcoming increased passenger numbers from London and the south-east of England.

"Demand is high for the Costa del Sol and Mallorca with many air travellers taking their holidays in these sunshine destinations but also we have great number of home owners in these regions so more flights allows greater flexibility in accessing second homes throughout the year."

People will able to take one of the thrice weekly flights to Malaga from June the 8th this year, while the flights to Palma and Ibiza will increase from four to ten a week between July and September.

New build pipeline lacking in Ibiza

The island of Ibiza is popular among those looking for Spanish property, but new figures suggest a lack of A-grade supply could become a problem in the future. Buyers are increasingly on the hunt for modern apartments and luxury villas, but in the first half of 2013, just 43 homes were given the go-ahead for construction.

This is 50 per cent lower than the first half of 2012 and is just three per cent of the 1,501 housing units given the green light during the height of the 2006 boom. While this will serve to drive prices upwards, once the market recovers there could be a mad rush to create properties to match demand. Yet not everyone is concerned about the lack of construction.

Daniel Chavarria Waschke, managing director of Balearics Sotheby’s International Realty with offices in Mallorca and Ibiza, said: "The crazy building frenzy of the peak is over, partly because bank lending is virtually nonexistent and partly because attitudes have changed towards construction.  Many people are choosing to refurbish existing homes rather than build from scratch and unnecessarily urbanise more of the landscape.  This is very healthy in my opinion and will help preserve the Island’s natural beauty and desirability."

Figures from the Balearics College of Architects show that up to July 2013, of the 250 projects approved in Mallorca, Menorca, Ibiza and Formentera, 70 per cent were refurbishments. This is up 30 percentage points from the 40 per cent ratio of refurbishments recorded in 2012. There are reasons to suggest this is proving to be a positive thing for the construction sector too, with fewer companies going bust. In fact, many are reporting new enquiries and income streams.

New demographics are also entering the property market, creating opportunities for builders. Research from estate agents Lucas Fox recently revealed more 30 to 40-year-old buyers are snapping up property in Ibiza, keeping prices buoyant on the island. Cruise boost for Canaries

The Canary Islands property sector could be in line for a major boost with news that a luxury cruise liner is to make regular tours there.

Royal Caribbean International’s Independence of the Seas will be making trips all year around the archipelago, as well as various Mediterranean destinations, it has been revealed.

This service will start from 2010, with the ship being able to hold over 4,000 passengers.

Canary Islands property investment may be helped by the extra tourism, as may also be the case for Spanish Mediterranean destinations.

In related news, Gran Canaria has been recommended this week for its scenery in a report by the Daily Mirror.

This stated that the island’s interior has some "wild" scenery, with a variety of ecosystems, including the mountains that made up the last stronghold for the Guanches, the native people who occupied the islands prior to the arrival of the Spanish.

Demise of the staycation may boost Spanish property market

Buy-to-let investors around the world will be pleased to learn that next year will see the demise of the staycation.

According to TripAdvisor, a growing number of holidaymakers will be taking advantage of long-haul and short-haul trips in the coming year.

The organisation’s Travel Trends Survey found that two-thirds of Brits are planning to take a long-haul holiday in 2011, with one in ten looking to travel more during the year.

Emma O’Boyle, TripAdvisor spokeswoman, said: "The traditional eurozone destinations, such as Spain, Portugal and Greece will remain popular.

Mallorca proving popular with British holidaymakers

Despite the Spanish property market experiencing a tough time of late, the holiday rentals sector is seeing strong growth in booking enquiries this year.

This is being led in particular by searches for homes on the island of Mallorca, according to latest data from HomeAway Holiday Rentals.

The firm has seen a 39 per cent increase in booking enquiries in the first three months of the year, compared to the same period in 2010.

Ignacio Osle, sales and marketing director of Taylor Wimpey de Espana, confirmed that both visitor numbers and searches have risen steadily in the past 12 months.

"Buyers from the UK and Europe are not only looking at the traditional property hotspots on the mainland but further afield to Spain’s stunning islands such as Mallorca," he added.

It follows a recent forecast from property analysts which suggested that the Balearic island of Mallorca will be this year’s hottest Spanish destination.

As confidence in European property markets continues on the road to recovery, a growing number of investors are expected to increase their exposure to the market.
