Sea views ‘top of list for Britons’

Britons buying property in countries such as Spain, France and Portugal prefer a sea view, it has been stated.

In a feature on the subject of property and its proximity to water, the Daily Telegraph noted that research and anecdotes from the property industry indicate that substantial premiums apply to the prices of homes with views over water.

Paddy Dring of Knight Frank told the paper that it is sea views, rather than those over lakes or rivers, that have the greatest appeal for overseas buyers, mainly because southern European property and holiday hotspots tend to be on the coast.

He stated: "They choose the location then search for a property with a sea view. In a hot country a cracking sea view is your chill out factor."

In Spain, however, there are many places where large numbers of Britons have bought homes, such as Andalusia , according to PR manager at Holiday-Rentals Sarah Chambers.

She said those looking to such inland places can find a more "authentic" Spain.

Spanish property sees 1,400% increase in Middle Eastern buyers

After the Brits , Dutch and Russians, it’s now the turn of Middle Eastern buyers to go after Spanish property .  Spanish house builder Taylor Wimpey España has reported a massive 1,400 per cent year-on-year increase in Middle Eastern buyers. The famous and perennial favourite Costa del Sol is once again proving the most popular area in which to own a second home.

Marc Pritchard , sales and marketing manager at the firm, explains how for the last 50 years most second-home buyers in Spain were Europeans, with the British, Germans and Scandinavians the biggest buyers. But things are changing fast and over the last year the company has sold properties to buyers from Saudi Arabia, Kuwait and Jordan as well as Morocco in North Africa.

"In terms of location, by far the most sought after area is the Costa del Sol. Known globally as a European hotspot for glitz and glamour, it’s still the place to be seen for many and has become a real magnate for savvy Middle Eastern investors," adds Mr Pritchard . The resort town of Marbella in particular is proving a major draw for buyers from the region.

Furthermore, Middle Eastern buyer numbers are set to increase as the new ‘golden visa’ – set to come into effect next year – will enable non-EU nationals who invest more than €500,000 ( £424 ,000) to earn automatic right to residency in the country.

Mr Pritchard continues: "The sale of Spanish properties to Middle Eastern buyers who are able to obtain residency could bring in untold additional revenue to the country. Our neighbours in Portugal have seen a genuine lift in the property market thanks to the government initiative and we expect areas like Marbella , ideal for high end buyers, to profit from the added migration."

Foreign buyers may be attracted to Spain because prices are so low. Spanish house prices plunged by over ten per cent in the first quarter from a year prior, according to the latest Global Property Guide house price survey. Prices in Spain plunged by 35 per cent from the third quarter of 2007 to 2012.

Mallorca remains smart choice for Spanish property

Despite the current financial climate, Mallorca remains a smart choice for investors looking for Spanish property . With the tourism industry booming, the holiday let market is becoming a more attractive place to be. The country is the most popular destination in the Iberian peninsula and visitor numbers so far this year have surpassed volumes for 2012. Our sales figures show Mallorca continues to have broad appeal amongst discerning buyers around the world and properties in prime locations are continuing to sell well."  

There are 54,000 permanent EU residents in Mallorca, 19,623 of whom are British. What’s more, 60,000 people from the UK currently own a second home in the country. According to Taylor Wimpey, this is thanks to great accessibility. There is already an extensive network of flights from Britain going to Mallorca, and new routes from Scunthorpe and Portsmouth have recently been added.

However, those considering investing in real estate in the country need to be prepared to pay, as property is more than double the price of the average Spanish mainland residence.This can affect yields and consequently areas like the Costa del Sol and Costa Brava will continue to flourish despite hot competition from the Balearics. Taylor Wimpey Espana explained that the high cost of property in Mallorca is a result of the high end accommodation available on the island and the huge variety of activities on offer.

Spanish property investment gets boost from cheap travel

British investors are being encouraged to buy property in Spain by the current cheap travel deals on offer, it has been suggested.

Sue Ockwell, spokesperson for the Association of Independent Tour Operators, noted that a growing number of Britsh people are choosing to travel and acquire property within the eurozone because of cheap prices and familiarity with the destinations.

"I think an awful lot of people are realising how lovely places closer to home are – France, Italy and Spain, for example," she said. "There is so much to see and do in those places."

The comments come after the recent Post Office Travel Services Holiday Money Report found that Spain is currently the cheapest eurozone destination and fourth placed worldwide, showing a price fall of 30 per cent for the same travel areas surveyed a year ago.

This is part of a general trend, in which every eurozone country surveyed is cheaper than last year.

"A lot of people have got second homes in Spain – they will tend to use the no-frills carriers," said Ms Ockwell.

It may have taken longer than expected, but the auction winnerhttp://www.topspeed.com/cars/car-ne… of the Nissan GT-R Bolt Gold finally saw his prized win in the flesh after the car was officially delivered at a special ceremony held in Melbourne, Australia.

Late last year, the bidder put down an astounding $187,000 bid on the two-off GT-R dedicated to Olympic gold medalist Usain Bolt with the funds from the auction going to Bolt’s foundation in his native Jamaica. After months of waiting, including what we imagine to be a lot of waking up wishing to see the car in his garage, the new owner of the GT-R Bolt Gold can finally enjoy the car that he paid a princely sum for.

If we were in his position, we’d understand why the wait would’ve been really excruciating. It’s hard enough to wait months on end while your $187,100 is presumably sitting somewhere without you being able to touch the item that you purchased it for.

But we also understand how exciting it must’ve been to finally lay your eyes on the car you waited for so long to see. And the fact that there are only two models of this car in existence – the other one is with Bolt himself – makes it that much sweeter.

We’re just hoping that the proud owner over there in Australia takes good care of his new pride and joy. You waited so long for it, mate. Better make sure it sticks around with you for a long time too.

Coastal Law reform leads to foreign buyer frenzy

Foreign buyers are finding themselves in a frenzy when it comes to Spanish property , following reforms to the Coastal Law.  Experts have reported the changes are already having an impact, particularly on prices, which have been in freefall since the financial crisis hit. In fact, Juan Fernández-Aceytuno, head of the Sociedad de Tasación appraisal company, revealed to the Spanish press the value of coastal property is now rising.

Previously the Coastal Law, introduced in 1988, nationalised the entire Spanish coast. It was designed to protect the coast, but instead prevented important development by restricting private ownership. Everything that fell inside the surf zone and beach, an area where the sea waves reach or have reached, all areas where there is sand, shale or pebbles, and all areas reclaimed by the sea belonged to the ‘public domain’. This meant those with property in this zone lost their ownership rights.

Owners of homes in the public domain where given a 30-year concession before the law came into force. This was a form of lease due to expire in 2018. However, the reforms have extended the concession to 75 years, making it legal buy and sell. Owners of property in coastal areas can now begin refurbishment, while longer leases are now possible. This creates important investment opportunities for the area.

Mark Stucklin of Spanish property Insight said: "This troublesome piece of legislation expropriated private property without compensation, whilst spectacularly failing to achieve its stated objective of protecting the coast for the public good." Now the reforms have extended the concession they are now "much more valuable". "Some could have increased in value by hundreds of thousands of euros," Mr Stucklin explained.

However, some regional governments plan to challenge the ruling in court, including Andalucia, Asturias, the Canaries, Catalonia and the Banque Country. This is despite EU support of the reforms. In a statement vice-president Viviane Reding, the EU’s justice commissioner, welcomed the changes, claiming the Coastal Law in its previous form breached citizen’s rights.
